What We Do

One company handles everything inside the home

Most families call us during a hard season: a parent has passed, a move to assisted living is coming, or a big downsize is overdue. Whatever brought you here, the job is the same. Turn a full house into proceeds and a clean, empty property.

Estate Sales

A professionally run, multi-day sale held in the home. We research and price everything from furniture and tools to jewelry, art, and collectibles, then market the sale to our buyer list and the public.

Downsizing Sales

Moving to a smaller home or a community like one of Vero's 55+ neighborhoods? We sell what isn't making the move, so you keep the things that matter and skip the storage unit.

Cleanouts & Buyouts

After the sale, we handle what's left: donation to local charities with receipts, a buyout of remaining contents, or a full cleanout that leaves the home ready to list or hand to the next owner.

How It Works

From first call to cleared home in two to three weeks

You make one phone call. We handle the rest, and you don't need to be in town for any of it.

Free walkthrough

We tour the home, look at the contents, and give you an honest read on what a sale will bring. If a sale isn't the right fit, we'll say so and point you to a better option.

Sort, price, stage

Our team organizes the entire home, researches values, and prices everything to current market. You tell us what the family is keeping. We handle the rest.

The sale weekend

We run a two to three day sale, staffed and managed start to finish, marketed to our established buyers and the public. You don't need to be there.

Settle and clear

You get an accounting of sales and your proceeds promptly. Unsold items are donated, bought out, or removed, and the home is left empty.

Why Families Choose Us

Local, accountable, and easy to work with from anywhere

Many of the families we serve live out of state. Estates in Vero Beach often belong to parents who retired here while the kids built lives in New York, Ohio, or New England. We built our process around that reality.

We know the Vero Beach market

What sells in Indian River County, what buyers here pay, and which items deserve extra research before they're priced. Local knowledge is the difference between a good sale and a great one.

Built for out-of-state families

Photos, updates, and a clear accounting without you flying down. Plenty of our clients never set foot in Florida during the process.

Comfortable working with attorneys

Probate estates come with paperwork and timing requirements. We coordinate directly with personal representatives and probate attorneys when needed.

Help with the house, too

Once the home is empty, we can connect you with a licensed Florida real estate broker to list it, sell it, or get a cash offer. One call covers contents and property.

Common Questions

Estate sale questions, answered straight

How much does an estate sale cost in Vero Beach?
Most estate sale companies, including ours, work on commission rather than an upfront fee. The commission typically runs 30 to 45 percent of gross sales depending on the size of the estate, the amount of prep work, and the value of the contents. You pay nothing out of pocket. We get paid when your items sell, which means we're motivated to get the best possible prices.
How long does the whole process take?
From our first walkthrough to a cleared home, most estate sales take two to three weeks. Setup, sorting, and pricing usually take one to two weeks depending on the size of the home. The sale itself runs two to three days, typically over a weekend. Cleanout of unsold items happens within a few days after the sale closes.
What's the difference between an estate sale and a garage sale?
A garage sale is a few tables in the driveway. An estate sale is a professionally run liquidation of most or all of a home's contents, held inside the house. Items are researched, priced to market, staged, and sold over multiple days to a list of established buyers. Estate sales routinely bring in several times what a garage sale would for the same items.
Do I need to be present during the sale?
No, and most families prefer not to be. Watching strangers buy a parent's belongings is hard. We handle everything on site, keep a written record of sales, and give you a full accounting with payment shortly after the sale ends. Many of our clients manage the entire process from out of state.
What happens to items that don't sell?
You choose. We can arrange donation to local Indian River County charities with receipts for tax purposes, coordinate a buyout of remaining contents, or schedule a full cleanout so the home is left empty and ready to list or hand over to the next owner.
Can you run a sale while the estate is still in probate?
Often yes, but it depends on the authority granted to the personal representative. If you're an executor or working with a probate attorney, bring us in early. We're used to coordinating with attorneys and personal representatives and can time the sale around the requirements of the estate.
Is my estate big enough for an estate sale?
If the home is furnished and has a normal lifetime of belongings, it's almost always enough. You don't need antiques or collectibles. Everyday furniture, kitchenware, tools, and decor are the backbone of most sales. If the contents are too sparse for a full sale, we'll tell you honestly and suggest a better option, like a buyout or consignment.
Can you also help sell the house afterward?
Yes. We work hand in hand with a licensed Florida real estate broker, so once the home is cleared we can help you list it, sell it, or get a cash offer. One call covers the contents and the property.
